BUYERS LOAN APPLICATION CHECKLIST

One of the most important things you can do to simplify your home buying experience is to get pre-approved with a local reputable lender. Know how much you can spend based on what you qualify for and what you want your monthly payments to be. Today's market is very competitive due to low inventory. When you find that perfect home you will need a pre-approval letter to submit with your offer. Having this taken care of before you start shopping, paired with hiring an experienced Realtor will ensure you end up with the your very own piece of The American Dream.

TO CLOSE ON TIME PROVIDE THE FOLLOWING ITEMS AS QUICKLY AS POSSIBLE

  • Pay stubs- last 30 days

  • W-2's- last 2 years

  • Tax returns- last 2 years, signed & dated copies

  • Bank Statements- last 2 months, all pages, all accounts

  • 401K, IRA,& retirement accounts- last quarterly statements

  • Photo ID- legible copy

  • Social security card- legible copy

  • Copy of sales contract if current home is being sold

  • Consult with loan officer for specific guidelines & documentation necessary to provide the paper trail needed to satisfy underwriting requirements.                                                                                                                                          

  • Certificate of eligibility

  • DD214 form- Military discharge/statement of service                                                                                                                                                            

  • Documentation showing most recent awards                                                                                                                                                                                   

  • When paying: Juvenile court documents such as Employee ordered reduction of paycheck, or copies of canceled checks OR

  • When receiving: documentation covering last 12 months such as Juvenile court printout, copies of canceled checks, or bank statements showing consistent payments or deposits of the same amount in consecutive months AND

  • When paying or receiving child support, proof of children's ages                                                                                                                                                 

  • Name & number of leasing agency                                                                  

  • Copy of purchase contract for property you are selling

  • Documents showing real estate taxes & homeowners insurance                              

  • Copies of bankruptcy filing papers to include creditor payoffs
